Understand the signs of movement.
Concerned about cracks, uneven floors, movement or drainage near a building? We assess visible conditions, explain what they may mean and recommend appropriate next steps.
Ask about your property →Practical engineering-led advice.
We start with the concern you have noticed and examine the visible, safely accessible building and surrounding site conditions relevant to it.
- Crack patterns in brickwork, walls and ceilings
- Uneven floors and visible building movement
- Accessible framing and structural elements
- Surface drainage, ground levels and moisture around the building
- Advice on monitoring, repair or specialist investigation
Describe the issue and include photos if you have them. We will discuss the appropriate scope and an individual quote.
Cracks tell a story—context matters.
We look at where cracking occurs, its pattern and width, and nearby indicators such as drainage, ground levels and signs of ongoing movement. A crack alone does not explain its cause; the broader building condition matters.
If the evidence calls for further investigation, we explain that clearly rather than guess at what is happening below the surface.

We connect the building to its surroundings.
Surface water, grading, vegetation, retaining walls and visible settlement may help explain a building concern. We assess what is observable and advise when a geotechnical investigation or other specialist testing is needed.
A visual soil and site condition assessment is not a soil bore test, soil classification or certification of ground bearing capacity.
